How much does it cost to build a luxury villa in the Dominican Republic

Public per-square-metre ranges, what they include, what they leave out and why sources with different scopes should not be blended.

First: what “cost per m²” means

Per-square-metre figures found online measure different things. Some cover only the building works; others include finishes, landscaping or equipment. Before comparing, always ask what the figure includes, where it was measured, for which building type and on what date.

Land, design, permits, financing, furniture, taxes and builder or developer margin usually need to be budgeted separately.

Select Caribbean / Engova (updated 22 June 2026), finished house/villa: standard US$1,050–1,180/m²; mid-range US$1,250–1,500/m²; luxury beachfront US$2,200–3,000+/m². The source itself notes that location, finishes and imported materials change the result. https://selectcaribbean.com/cost-of-construction-in-the-dominican-republic/

EXENVI (2026), Cibao residential reference: basic RD$30,000–38,000/m²; standard RD$40,000–46,000/m²; “de primera” RD$50,000–60,000/m². It is a regional reference and should not be applied as-is to a luxury villa in Punta Cana or Cap Cana. https://exenvi.com/blog/cuanto-cuesta-construir-una-casa-en-republica-dominicana-precio-por-m-actualizado-a-2026

ONE — Housing Direct Construction Cost Index (ICDV): measures direct-cost variation in the Metropolitan Region and excludes land, design, permits, financing and profit. It shows the trend; it is not a per-m² tariff. https://www.one.gob.do/datos-y-estadisticas/temas/estadisticas-economicas/precios/icdv/

How to read the ranges without blending them

A luxury villa with imported glazing, a pool, automation or long spans resembles the luxury band more than an average. Averaging a basic Cibao reference with a coastal luxury one produces a number that describes no real project.

A worked method: 400 m² × US$2,200–3,000/m² gives a preliminary construction range of US$880,000–1,200,000 under that source and its scope. The source’s “+” means it can be higher. This is arithmetic on a public reference, not a GARPER budget.

What makes the number move

Topography and soil, site access, distance to supplies, finish level, systems (air conditioning, automation, energy), pools and basements, structural spans, landscaping and the quality of technical documentation before contracting. A well-documented project reduces changes and claims during construction.

GARPER Concierge calculates a preliminary range with these same references and shows sources and exclusions.
