Architectural design vs. turnkey construction

What each model covers, where the risk sits and why scope clarity matters more than the label.

Design and documentation

Design defines the project; documentation turns it into drawings and specifications that can be priced, permitted and built. The more complete the documentation, the more comparable construction bids become.

Technical direction and supervision

Technical direction ensures works follow the design and resolves technical questions; supervision checks quality, progress and compliance. They can sit with the architect or third parties, and should be defined in writing.

Turnkey

In a turnkey contract one party takes on design and/or construction through handover. It simplifies coordination for the owner but concentrates decisions: it is key to know what is delivered, to what specification, how changes are handled and who reviews quality on the owner’s behalf.

How GARPER works

GARPER integrates architecture, interiors, technical documentation, technical direction and supervision according to the scope agreed for each project. The specific scope is defined in the proposal, not by a generic label.
